If you are a SELLER, you might have some decisions to make before you are ready to actually put your home on the market.  Decisions might involve family, work, timing, where you will be moving to, legal and tax implications, your goals and dreams for the next chapter in your life, and possibly others ...  I would love to help guide you through the process, to help you realize your next dream.  And I promise I will never rush you as you take the time to address your concerns and make your decisions..

Then when you are ready to sell your home and move on to the next dream in your life, my experience as an appraiser and broker will really help you.   First comes the very important issue of PRICING.  With my expertise I can guide you so you don't try to sell your home for too much, letting it stagnate on the market and waste your valuable time.  Or in the current hot but ever changing market, I can prevent you from asking less than you should, with your property selling quickly, but at the expense of you giving up a chunk of your equity.  In all cases, I will perform my own appraisal quality research and analysis.  I will first study the market for your home, selecting the most similar recent sales, pending sales, and competitive active listings of homes similar to yours.  Then using professional appraisal techniques and experience, I will estimate the market value of your home..  I can then sit down with you and show you and explain what "the market" is saying about your home's value.  

 

Then we will discuss getting your home ready to market including what things could be easily done to improve it's appeal and value, staging the home, showing instructions, etc.   Getting ready might include such things like having a professional home inspection done and fixing anything needed, de-clutter, landscaping, home staging, etc.   Having a current or recent survey is also important to have, and with elevations on it if your property is in a flood zone.

PROFESSIONAL PHOTOS are also very important.  As the saying goes, "a picture is worth a thousand words".   Cheap photos hurt marketing efforts, while great photos and possibly professional video will show off your property and get buyers to come and take a look.   I have personally taken thousands of professional real estate photos in my career with professional digital equipment.  Good photos are the best marketing tool....     And there is always the option of kicking it up a notch by bringing in a full time top-notch professional photographer and videographer.

Next we will give your property the widest market exposure by putting it into the MLS (Multiple Listing Service), with professional photos, descriptions and detailed information.   Putting the listing in the MLS lets EVERY REAL ESTATE AGENT, and the buyers they represent, see your property.  And if you choose to, we can have the MLS also put your listing on multiple other websites like ZILLOW, TRULIA, REALTOR.COM, HOMES.COM and hundreds of others. 

 

And once listed, I will keep a watchful eye on the market and stay in regular communication with you, advising you with any necessary price adjustments, until your property is sold..

I will meet with buyers or other agents to show your home.  I will also explain your property's strong points and it's value to buyers and agents, and help with providing the best comparables for a buyer and buyer's lender if needed.  And then, with the help of my team of attorneys, title company's, mortgage professionals and other professionals, bring your property through the contract phase to the CLOSING.
